An owner builds into the rent a commission; if you negotiate directly with the building’s agent the building agent receives the total commission. It is the building agent’s job to receive the highest rent possible for the owner. If a Tenant Broker represents you the owner’s agent receives half a commission. In fact by trying to negotiate yourself, you are actually paying the owner's agent to negotiate against you.

Prime Manhattan Realty's architectural consultants are available to help you define and plan your space according to your company's current needs and growth potential. Prior to viewing the space, or upon you initial space selection, the architect will lay out a floor plan for your review. All floor plans are free of charge. No commitment or cost will be incurred until the lease terms are agreed upon. Your architect can engineer the entire process or provide any of the following services:

Furniture designs and purchasing
Construction supervision
Wiring for communication and electrical needs
Final construction plans
Architectural design
Move coordination

All fees are negotiated directly with your architect
